Once you have found the right property you should obtain a copy of the Agreement for Sale (Contract) and give a copy to your Solicitor or Licensed Conveyancer to check. When you are satisfied with the terms and conditions, you could then make an offer directly to the Agent that you have been dealing with to buy the property.
To help become more familiar with the auction process it’s a good idea to attend another auction before attending the auction where you plan to bid. At an auction all parties interested in bidding are required by law to register on the day. To do this you will need some form of identification such as a drivers license, personal identification or passport. You will then be given a card with a bidding number on it which you will need to hold up every time you place a bid. The Auctioneer will call the bids as he sees them. Another thing you will need to remember is your cheque book. If you are the successful bidder you are required to sign the Agreement for Sale on the spot and to pay a deposit. This is usually 10% of the purchase price, unless stated or otherwise agreed beforehand.
